Today I am interviewing Chad Zdenek. He is the CEO of CSQ Properties, which functions as an acquisition and reposition management company of multi-family and self storage real estate. They hold 750 multi-family units and 3,000 self storage units in California and other parts of the US. He has presented at my ITI Meeting as well as been a previous guest on the show.
Chad Zdenek: Had a career in construction and civil engineering, obtaining a license for both . He worked at Boeing for 7 years as a structural dynamics engineer before going into business with his brother which they ran successfully for a few years before Chad was bought out. After, he went into real estate full time and established CSQ Properties as well as grew a $150 million general partner portfolio.

Bronson Equity works one on one with clients who are high earning individuals who want to invest passively. He is a general partner in over $150 million in real estate. Bronson is an educator and has written a report called The Single Best Investment Strategy During (or After) a Pandemic. He is an author, podcast host, the creator of the Advanced Real Estate Investing Summit, a guest speaker on numerous podcasts, a presenter at various conferences and meetings and so much more.
Bronson Hill: Began investing in real estate in 2006 when he purchased his first rental property. Today I am talking about your education and the overview of you. The biggest thing you need to cultivate in real estate is yourself. Knowing who you are and what you do or don't like doing will help you reach your goals in investing in real estate. Your personality plays a major role in how you go about handling yourself in investing. Those four things are your risk tolerance, sleep factor, natural talents and control. Know your risk tolerance so you know how far to go with investing, know how much cash in or out you need in order to get a good night rest, find out if your natural talents are more related to people or business and lastly, do you need to have control over your investments? I encourage you to ask yourself these very vital questions to help bring you even more clarity whether you're a current investor or thinking of investing in the future.

Today I am interviewing Mario Guagliardo. He is the Vice President of KCB Real Estate, a buy and hold control investing firm with income producing assets around the country. Mario oversees KCB's Partnership portfolio with over 5,500 units valued over $1.25 billion. Before joining KCB Mario oversaw properties for JRK Property Holdings where he was responsible for yearly budgeting, in depth reviews of the P&L, revenue management and expense control, and quarterly forecasting of property performance.
Mario Guagliardo: Began his journey in real estate in Chicago before moving to Los Angeles, CA. His background is in analytics and with his entrepreneurial spirit he was able to climb the ladder from managing 4,000 units to almost 6,000. He graduated from Indiana University, Kelley School of Business with a major in finance and real estate.

Today I am interviewing Robert Fragoso. For 17 years he served as the Executive Vice President of Anchor Loans, one of the country's largest hard money companies. In 2014 Robert departed from Anchor Loans and used his industry knowledge, experience and network to help others create opportunities in the real estate business. He now partners with investors and agents as a coach and mentor educating them on flipping. He has been involved in over 10,000 transactions and has helped 1,000s of investors increase their yields and expand their business. Robert presented at my FIBI Pasadena Multi-Family meeting.
Robert Fargoso: Was raised in Hollywood and was introduced to real estate at a young age by his parents who self managed an apartment building. At 17 he was introduced to a real estate investor who became his mentor and within a month he was finding deals. From there, his story expands in real estate to flipping, syndicating apartment buildings in Long Beach on old military property, assisting non profit organizations with home repairs, owning a construction company and so much more.

He has presented at hundreds of organizations including through the state of California including FIBI Pasadena. He is an active investor and entrepreneur with almost two decades of experience. He has presented twice at my FIBI Pasadena meeting.
Tony Watson: Was introduced to real estate early on by his family. He is now an active investor, entrepreneur and works full time at Robert Hall and Associates. He has a Bachelor’s Degree in Business Administration from Chapman University, and is certified as an Enrolled Agent (EA), Achieved the National Tax Practice Institute (NTPI) Fellow status. In 2016 he received the Glendale Reader’s Choice Award for Best Tax Preparer.

David Coe: Started off in real estate in fixes and flips. Like many new inventors he started attending real estate meetings, but quickly was turned off by the constant sales pitching. Someone told him about a no sales meeting called For Investors By Investors which was founded by Jeremey Roll. There he heard Bruce Norris speak for the first time and met other amazing investors like Christina Suter. Years later he is not a FIBI Chapter leader.

She was named Women to Watch by Think Realty and elected to be on their Women's issue in March of 2020. She has presented numerous times at my FIBI Pasadena meeting and holds an annual event called Ignite Your Fire Within.
Deborah Razo: Began investing by purchasing foreclosures in Memphis and started shortly after acquiring multi-family properties. She has done several million dollar deals and now holds over 5 million dollars in real estate. She works as a Trainer for Tony Robbins and has completed intensive workshops like the Rich Dad Advisors and The Real Estate Radio Guy. She has a business degree and has done graduate work at UCLA's Anderson School of Management.

Chad received his Bachelor’s of Science degree in Civil Engineering from Loyola Marymount University, Master’s of Science degree in Structural Engineering from USC, and MBA from UCLA.

I met Aneissa at my FIBI Pasadena meeting and was really curious about Aster National, which provides security deposit insurance and Lease Protector, a lease management software. As a property owner myself, I think these products would tremendously benefit the mom and pop landlords as well as the landlords that hold many doors. Today I am extremely excited again to be interviewing Kathleen Kramer who is a licensed Broker and Mortgage Originator. This podcast is special because Kathleen just presented this topic at my February FIBI Pasadena meeting and because of the importance of the information, I've asked her to share it again on this platform. She owned and operated a branch of American Residential Funding Inc. in the early 2000's. She has closed on over 2,500 transactions worth over a billion in volume. From 2002-2006 Kathleen ran a real estate meeting in Huntington Beach, CA. Now she and her husband Michael focus on non performing notes. I was first introduced to Kathleen a few years ago from the Norris Group. She is a speaker and educator and will be releasing a course on notes in 2022.
Kathleen Kramer: Learned what homeownership was growing up in CA from her parents who migrated to the United States from Hungary. Her education from her parents was not in investing itself, but in the value of home ownership. After college she started working at a mortgage company which was her first real introduction into the value of real estate investing. Fast forward to now, Kathleen and her husband invest in real estate backed investments like land development, multi family, single family, reg D syndications, and non performing notes. Kathleen received her degree in Business Economics from the University of California Santa Barbra.

Jen Maldonado: Was an engineer at Nestle before she made the decision to become an entrepreneur. At a meeting the day before an interview, she met someone that told her about capital raising. I was first introduced to Kathleen a few years ago from the Norris Group. She is a speaker and educator and will be releasing a course on notes in 2022.
Kathleen Kramer: Learned what homeownership was growing up in CA from her parents who migrated to the United States from Hungary. Her education from her parents was not in investing itself, but in the value of home ownership. "The rule of thumb is that you want to make two hundred dollars a door. If you're going to make less, your property will potentially be too sensitive to the basic maintenance and daily ongoing expenses." -Christina Suter
Today I am sharing with you how cash flow differs in a primary market like Los Angeles versus a tertiary market like Indianapolis . As someone who has and continues to invest in multiple markets, I've found that in tertiary markets things can be a lot more sensitive when it comes to the basics like repairs and maintenance. The rule of thumb for this formula is the one percenter and it means that your gross monthly rent should be 1% of your mortgage. The cash flow from each market using this formula changes drastically because maintenance and repairs for each market will generally cost the same, however my cash flow for Indianapolis will take me a lot longer to accumulate for those repairs in comparison to Los Angeles.

Today I am sharing with you a rule of thumb I learned during the beginning of my investing career which was a formula that would help me calculate the net income for multiple multi units quickly. I learned this concept from Marty Stone's Book, The Unofficial Guide to Real Estate Investing, however other platforms like Bigger Pockets, Rich Dad, Fortune Builders and Michael Blank also have formats for how to do this. The net income should be calculated based on these categories, new building, new building +, existing buildings, and deferred maintenance.

Today I am sharing with you the different types of loans available when looking to purchase a single family property. First, be mindful that what will work for one person may or may not work for the other, so due diligence is priority when it comes to choosing the right loan for you. The most commonly known mortgage loans are a 30 year fixed, a 15 year fixed and variable loans. I personally am a fan of the 30 year fixed because of its predictability. Variable loans are not at the top of my list for reasons like negative amortization or not being able to predict if interest rates will increase and at what time. Every person or investor is different so choosing the right loan for you is what's most important and you can do that by doing your due diligence, consulting with an advisor and weighing out your options.

Jens Nielsen: Moved from Denmark to the US in 1996. He transitioned from IT to real estate a few years ago, but decided he didn't want to trade his time for money. In the IT space, he was in computer systems management which Jens was able to transfer over certain skills that aided in his real estate investing.

Today I am talking about vacancy rates and how they affect your investing. On average a building at any given time can have at least a 5% vacancy. As investors no vacancy is best, but it does happen and can affect your overall investment in a property. When a unit is vacant you're not bringing in cash and it brings up the cost for marketing, maintenance cost, open house cost, property management cost and more. I am not saying you cannot have vacant units, what I'm saying is that if you are not anticipating vacancies, there are things that can be done to help your turnaround stay as low as possible.

Today I am talking about interest rates in real estate and what that means for you. First, it's very important to know what an interest rate is and how it differs from commercial real estate to single family. The standard turnaround time for when people refinance is about 5 years, however if the interest rate only moves slightly and not at least a half of a point or greater, then refinancing isn't a good idea. Interest rates are based on two components: the T Bill Rate and libor which stands for London Interbank Offered Rate. These two factors determine the interest rates that most standard banks use. It's important to know the math before making a decision like refinancing or purchasing property as the interest rate is what you will be paying in addition to your loan.

Swapnil Agarwal: Moved to Houston, Texas from India in 1996 after he begged his parents to go. He quickly learned that the American dream that he remembered seeing as a kid, was more than just luxury living, but he did see that opportunities presented themselves to everyone in America if they world hard, and became educated. He began a career in finance, after graduating with honors from the University of Texas at Austin with a BBA in Finance. He climbed in the financial sector until always knowing he would one day be an entrepreneur so in 2013 he launched Nitya Capital. He has 15 years of investment experience along with 12 years of global experience in real estate and finance.

Today I am talking about the difference between commercial and residential loans and what the process over time looks like for both. A residential loan can maintain the same interest rate and payment through its 30 year entirety. A commercial loan on the other hand will have a fixed period and a variable time period. For a commercial fixed loan it can only be fixed for 3, 5, 7 or 10 years. As the intra bank lending rates increase, so does the interest rates for commercial loans. That is the major difference between residential mortgage loans and commercial mortgage loans.

Today I am sharing with you 3 ways to calculate a cap rate. When investing in multi family properties, the cap rate is used to compare a property against another. The equation for one step is your net income divided by the purchase price. First you have to determine what your net income is by including in that what you pay for utilities, management, property taxes, insurance and maintenance. Your net income however does not include your mortgage. By using these three ways to calculate your cap rate, you will be able to compare properties and to determine the cash flow or appreciation of the property for the future.

Today I am sharing with you something I learned a long time ago that helped me improve my investing. It was learning the difference between cap rate and interest rate and how they play a major role in investing. The first rule of thumb is your interest rate should be lower than your cap rate. An example of this is purchasing a million dollar property and putting 30% down. You are financing the other 70% with an interest rate of 5%. If your cap rate is also 5% then what money are you bringing home in comparison to what you are giving to the bank? You always want to have a lower interest rate and a greater cap rate. That is the rule.

I am continuing with my 4 part series on investing in appreciating and depreciating markets and what that means. Today I am talking about stabilized markets and some of the ways investors can invest in these types of markets and what that means. A stabilized market can be found in places like Knoxville and Indianapolis because although appreciation is not high, it is stabilized because I can expect for them not to dip too low during recessions and other major economic disruptions. Rentals in these markets are consistent with of course their own negative drawbacks like what happens when you increase rents or vacancies, but overall investing in stabilized markets is positive. Using FRED and studying housing charts for your desired location is the first way to really dig into whether a market is stabilized or not.
