A common consideration for people living in colder climates is purchasing a second home in a warmer region to escape the winter months. However, in March 2022, the Federal Reserve began increasing interest rates to combat inflation. This move caused many potential buyers to hit pause on their plans for a second home. Recently, on September 18, 2024, the Fed announced its first rate cut, lowering the Federal Funds rate to 4.75%-5%, marking a half-percent decrease. Mortgage rates, which had soared as high as 8%, are now starting to come down. As a result, more people are reconsidering downsizing or purchasing that second home.
At the same time, there has been a rise in aggressive sales tactics from mortgage lenders. To help navigate these waters, I invited my friend Frank Ellerbroek, a seasoned mortgage broker, to join today's podcast. He’ll share his insights on the current market trends and offer advice on what to watch out for if you're thinking of financing a second home or downsizing to a more manageable property.

Health savings accounts are the most incredible tool available for retirement savings. Unfortunately, too many people I meet are missing out on using HSAs as part of their retirement strategy. We are going to do a deep dive into HSAs, but...
They are best for people who do not have a lot of health care costs every year and have the money to make the maximum contributions to an HSA. They have triple tax advantages in that your contributions are tax-deductible, earnings grow tax-free, and withdrawals for qualified medical expenses are tax-free. You enjoy lower health insurance expenses compared to a low-deductible plan. You get tax deductions for contributions, tax-free growth, easy access to the money before age 59.5, you can have investment opportunities for long-term growth, and a plan to cover health-related expenses in retirement. Unlike a traditional IRA, there are no RMDs, and after age 65, you can access the money for non-medical expenses without the 20% penalty. You can delay reimbursements and allow your HSA to grow tax-free and then take a tax-free lump sum in the future. And once you turn age 65 and start Medicare, you can use your HSA to reimburse the costs of Medicare Part B and Part D or pay for Medicare Advantage plan premiums.

In Chapter 8, we dive into investing strategies. I spend the first couple of pages of this chapter talking about diversification of your money across time segments, often called buckets. Since the publication of this book I have completed some additional back testing of a bucket strategy using a bucket simulator that one of our RBC community members developed and which you have access to. One of the things I was attempting to do in the buckets backtest was to simplify buckets by spending them sequentially rather than having refill rules. In this chapter I discuss bucket refills but after doing additional research on spending sequentially I don't think the refill rules are necessary. When you watch the video you will see that this approach of diversification works very well when compared with a 60/40 stock bond mix that is rebalanced each year. At least it works really well in the context of history. As I often remind the people we serve. History is a guide, but past performance is no guarantee of future results. After the discussion on buckets I get into the art and science of investing and we discuss both strategic asset allocation as well as tactical investment management.
